Frequently asked questions

How can we help you?

Receiving an offer on your home from Newlot Homes is free, and comes with absolutely no obligation to sell. To get started, enter your address at the top of this page, and we’ll walk you through some quick questions about your home’s condition, features, and upgrades.

We hear this from people who are unfamiliar with our business model, and it’s a natural concern: “How can you give me a competitive offer on my home and still make enough money to operate? There must be a catch.”

Unlike flippers or other buy-low, sell-high investors, our business model is fee-based. We use recent, comparable home sales to make a competitive offer on your home. Then, if you decide to sell to us, we take a service charge out of the sale proceeds similar to how an agent takes a commission in a traditional sale. Every month we buy hundreds of homes helping homeowners across the country get to their next chapter.

We want to consistently make a competitive offer and provide an excellent customer experience, which is why we are specific about the types of homes we buy and the markets where we buy them.

Due to market conditions, our buying criteria may change at any time. There can also be exceptions to what we’ve listed below. Get in touch if you’d like more information on our process.

Offer prices are determined by our underwriters that take into account a variety of factors, including market conditions, home features, and recent sales in the area.

If you don’t agree with the offer price, you can submit additional material to support your ideal price.

Newlot Homes typically aim to close sales within 10-60 days, but the actual timeline can vary depending on a variety of factors, such as the complexity of the transaction and the title transfer process.
